Sandra Slivka a month agoThe recent rains revealed a leak in my ca.1980 tile roof! It was time to finally bite the bullet and replace the underlayment (which google says lasts 20-30 years). I got estimates from 3 companies that were similar but different at the same time. As with all contracts, careful attention to the terms is highly recommended. By far the most prompt and responsive company was Alma. I highly recommend Dar P. , the project manager! Dar answered all my questions and concerns and the work was completed on time! With the attention to details shown in this project, I am looking forward to many years of leak free living!

elly v a week agoAlma Roofing provided exceptional service from start to finish. After getting vague and unhelpful estimates from other companies, I found Alma Roofing online. Shayna responded quickly and set up an inspection with the owner, Yuvol. He was skilled, knowledgeable, and transparent about our options. We ended up replacing a section of the roof and some damaged wood. The estimate was fair, the work was completed quickly, and the crew did a thorough cleanup. The quality of workmanship was excellent. I truly appreciated their great communication and flexibility throughout the process. I highly recommend Alma Roofing and will definitely use them again when it’s time to replace the rest of the roof.

Yolanda Herrera 3 months agoI highly recommend Alma Roofing. They did an outstanding job with my roof and car port replacement. My experience from the initial meeting with Yuval to my ongoing communication with Shayna to the professionalism of the working crew and with Dar was great. I spoke to 4 roofing contractors and I am very happy with my final choice.

Commercial Roofing Frequently Asked Questions
(Click on Question to Expand Answers)
What is a commercial roof?
A commercial roof is any roofing system designed for business, industrial, or multi-unit residential properties. Unlike residential roofs, commercial roofs are typically flat or low-slope and use materials like TPO, PVC, EPDM, metal, and built-up roofing (BUR) to accommodate large surface areas and HVAC equipment.
How long does a commercial roof last?
The lifespan of a commercial roof depends on many factors, including climate, maintenance and repairs, but also the material used:
- TPO Roofing – 15-25 years
- PVC Roofing – 20-30 years
- EPDM Rubber Roofing – 25-30 years
- Metal Roofing – 40-60 years
- Built-Up Roofing (BUR) – 20-30 years
What is the best roofing material for commercial buildings in San Diego?
San Diego’s warm climate and occasional heavy rains make TPO, PVC, and metal roofing popular choices due to their durability, UV resistance, and energy efficiency. Cool roofing solutions with reflective coatings are also ideal for lowering cooling costs.
How do I know if my commercial roof needs to be replaced or just repaired?
Signs that indicate a commercial roof may need replacement include:
- Frequent leaks despite repairs
- Ponding water on a flat roof
- Cracked or deteriorating membrane
- Increasing energy bills due to poor insulation
- Roof age beyond the expected lifespan of the material
If you’re unsure, a professional roof inspection can determine if a full replacement or repairs are needed. We offer free commercial roof inspections here at Alma Roofing.
How long does it take to install a commercial roof?
Installation time depends on roof size, material, and weather conditions. It also depends on the size and experience of the crew that the roofing company you hire has available. Here at Alma Roofing we have 4 crews of roofers and are capable of completing many jobs faster than other companies.
Completion Time On Average:
- Small commercial buildings: 1-2 weeks
- Large industrial buildings: 2-4 weeks
- Additional time may be needed for permitting and inspections
Do I need permits for commercial roofing in San Diego?
Yes, commercial roofing projects in San Diego typically require permits from the city or county. Our team closely handles the permitting process with your staff, to ensure compliance with local building codes.
How often should I have my commercial roof inspected?
It’s recommended to have a professional inspection at least twice a year (spring and fall) and after severe weather events. Regular inspections prevent costly repairs by identifying issues early.
Can a leaking commercial roof be repaired, or does it need to be replaced?
In many cases, leaks can be repaired by patching the damaged areas, sealing cracks, or applying a roof coating. However, if leaks are widespread or the roof is near the end of its lifespan, a replacement may be more cost-effective in the long run.
How can a commercial roof help reduce energy costs?
Energy-efficient commercial roofing materials, such as TPO, PVC, and reflective coatings, like cool roofs (at Alma Roofing, we include these for free for new roof installations) can reduce heat absorption, keeping buildings cooler and lowering HVAC costs. Green roofs and solar roofing are also sustainable options.
What should I do if my commercial roof is damaged in a storm?
You can try to inspect the damage (if safe to do so – roofs are very dangerous and roofing is one of the most dangerous jobs, please be careful), but it’s probably best to contact a commercial roofing contractor for an emergency inspection. Have your roofing company temporarily cover leaks with tarps if necessary. They should also document damage for insurance claims. Schedule your commercial roof repairs or replacement with a licensed and insured company ASAP to prevent further damage.
Does my commercial roof need to be waterproofed?
Yes! Waterproofing prevents leaks and extends roof life, especially for flat roofs that collect water. Roof coatings or membranes like TPO, PVC, or EPDM provide excellent waterproofing.
How much does commercial roofing cost in San Diego?
Costs depend on roof size, complexity, material, and labor, but general price ranges are:
- TPO/PVC: $5 – $15+ per sq. ft.
- EPDM: $4 – $14+ per sq. ft.
- Metal Roofing: $7 – $20+ per sq. ft.
- Built-Up Roofing (BUR): $6 – $15+ per sq. ft.
For an exact estimate, request a free inspection and estimate from our team of commercial roofing experts at Alma Roofing.
Does insurance cover commercial roof repairs?
Insurance may cover storm damage, fire damage, or other unforeseen events, but general wear and tear is not covered. It’s best to review your policy and get an inspection to support any claims.
How do I choose the right commercial roofing contractor in San Diego?
When hiring a contractor, look for the following:
